ABOUT THE CLAIM, CASE OR ISSUE

Reports of recurring water intrusion at a well-over century-old building led to a request for a full forensic investigation. The subject property is a three-story mass masonry building, originally constructed in the early 1900s. It features key elements of the era including a two-story portico, cast stone cornice and pilasters, and clay tile roofing. The owner sought recommendations to remediate moisture intrusion while still protecting and preserving the building’s historic character.

 ABOUT THE FORENSIC INVESTIGATION

YAES performed comprehensive interior and exterior condition assessments, supplemented by targeted water testing, including selective, controlled intrusive openings. Historical research provided insight into the original build and subsequent construction modifications. The investigation revealed multiple contributing factors leading to water intrusion, including deficiencies in the built-up and clay tile roof systems, in the copper gutters and downspouts, and the standing seam metal roof sections, masonry, cast stone, and wood-framed windows.

The plan restored watertightness, extended service life, and maintained the building’s architectural integrity.
