The owner of a commercial building reported roof damage and interior leaks after a recent storm. The carrier asked YA to perform a property and casualty claim investigation to determine if wind or rain during the reported event caused the damage.
About the Investigation
YA’s property and casualty forensic engineering consultant reviewed historical weather records to compare site conditions against reported damage. Subsequently, he inspected the two story, concrete masonry and steel framed structure, an investigation conducted with a representative of the insured on site.
• Exterior: No storm related damage was observed at the exterior walls or windows. The roof membrane was severely degraded, with exposed internal scrim and failed patches. The low slope PVC roof showed patchwork repairs. Ponding water was visible in multiple areas.
• Interior: Missing and water-stained ceiling tiles were noted in several rooms. There was also gypsum wallboard damage, as well as signs of long term leaks.
About the Cause & Origin Report
Weather data for the date of loss showed gusts under 35 mph, well below damaging thresholds for intact roofing. Ponding water was traced to poor drainage from defective installation and debris buildup around the rooftop HVAC units. The roof was clearly at the end of its service life and had not been properly maintained. Interior damage resulted from water bypassing the compromised waterproofing, and not from a singular storm event. Complete roof replacement, improved drainage, removal of abandoned equipment, and a maintenance program were all recommended.
