ABOUT THE CLAIM
A recently built four-story hotel began showing leaks and related water intrusion damage in multiple locations. The owner asked YA Group for an independent review of suspected construction defects and a breakdown of the related subcontractors’ responsibility. The specific focus was building enclosure performance and workmanship conditions that enabled water to migrate into the wall cavities and building interior. Due to the facility’s seasonality, the ability to receive guests, and any potential impact on guests rendered scheduling important.
ABOUT THE INVESTIGATION
YA Group reviewed comprehensive construction project records, prior test reports, and site conditions, then tied damage patterns to specific subcontractor scopes of work. Primary causes identified included: unsealed air conditioning sleeve to louver interfaces, improper sleeve slopes improper installation of weather barrier, flashing and cladding materials at air condition and window units which prevented drainage of incidental water, poor substrate and framing conditions, and roof terminations and penetrations installed without required components.
ABOUT THE RESOLUTION
The proposed repair scope prioritized water management and the sources of the failure including resealing and resloping of PTAC sleeves at the louver interface, correction of breaches at the interface between window perimeters and cladding, correcting weather barrier and flashing conditions, replacing damaged sheathing, addressing framing defects, and bringing roof terminations and penetrations up to manufacturer requirements. Scope, schedule, and quality controls were set to restore weather performance and containing costs.
